A pre-acquisition inspection will provide our customer with the documented information necessary to use in the negotiation of the purchase of the particular practice. This information can be used to customer’s advantage, saving the customer money in future repairs and renovations. This information also can be used for budgeting purposes to determine the feasibility of purchasing a particular practice. An example of the value of this service is a hospital Kline Construction inspected for purchase in Waterford, CT. There was a question regarding the replacement of the roof. Our Project Manager investigated the roof for our customer. From the investigation, KCC was able to provide the customer with the documented information necessary to require the building’s owner to pay for the new roof. This example saved our customer $16,000.00. An example of a building that was not investigated before the practice was acquired was in Berlin, MD. It was discovered during renovation that the concrete slab had become hollow below requiring removal and replacement; the roof was designed and built incorrectly requiring an entirely new structure be built over the existing building; and it was discovered during renovation that the building had once burned. The cost of items that required repair or replacement was upwards of $70,000.00 that could have been negotiated into the acquisition of the practice. A Feasibility Study is an investigation and report
of the existing conditions of a facility; it’s potential uses,
the needs of the practice functioning in the facility, professional
recommendations and the anticipated cost of construction.
The Feasibility Study will provide an educated outlook into the anticipated cost of construction and/or renovation of a facility, with construction method options. This study will assist in the direction in which to proceed with a project. Pre-Construcion/Design Management The Pre-Construction/Design Management service ensures that the architectural and engineering documents are to the specifications opted and will provide actual bids for the work to be performed to determine an accurate construction cost. The Pre-Construction/Design Management service will provide a good foundation to any construction project ensuring that the architectural and engineering documents are to the quality, standards and methods required by the customer. This service will provide a scope of work and design that is within budget and meets the customer’s expectations for this particular hospital. This service will also provide the best cost possible with bids from qualified, capable General Contractors willing to perform the work required. The customer has the option of contracting directly with the A/E firms and contracting with KCC for design management services or the customer may contract with KCC only providing a single point of responsibility and KCC will contract with the subsequent A/E firms required. Construction Management services will provide for the continuing management of the general contractor awarded the contract on a particular project. Construction Management also ensures compliance with the design documents, specifications, scope of work, schedule and budget. This service will eliminate the need for the customer to manage the GC, yet keep the customer up to date on the progress of the project. This service will provide the best return on the construction dollar invested. Construction Management services include:
This service will provide the customer with the best of both worlds – the guidance, experience and expertise of KCC as construction manager at the cost of the local contractor. The customer has the option of contracting directly with the selected GC and contracting separately with KCC for construction management services, or KCC can provide a single point of responsibility whereby the customer contracts with KCC and KCC handles subsequent contracts with the GC’s. General Contracting Services will provide for the day-to-day supervision and on site management of a particular project to provide subcontractors and suppliers to maintain compliance with the design documents, specifications, scope of work and schedule.
This service will provide the customer with the experience and expertise of KCC as the General Contractor supervising and managing the day-to-day progress of the project. As with past projects, KCC will ensure the minimal disruption of a hospital during construction yet maintain compliance with the design documents, specifications, scope of work, schedule and budget. This service provides the cooperation and quality of work KCC is so well known for, resulting in satisfaction to all involved in the project. KCC will provide a bid for each individual project based on the completed and accepted construction documents.
